5 reasons why you need a real estate agent

We suggest 5 reasons to entrust the sale or purchase of your home to a serious and qualified real estate agency.

1. A correct and advantageous evaluation of the property
The first step is the evaluation of the property. The real estate agent is the third party, the one who does not think about his benefit, but about that of the negotiation.
This does not mean that we devalue your property, on the contrary: we try to value it to the maximum on the market compared to competitors. A qualified professional knows that the value of a home is not only given by the square meters, but also and above all by the reference market.
Positioning on the market with a price that is too high means arousing little interest, losing potential customers and inflating the property. At the same time, selling it off, wasting time and not having re-investable capital.
A real estate agent studies economic trends and finds the solution that best suits your needs.

2. Professional negotiation of the agency
Many people believe that hiring multiple agencies can add value. We invite you to reflect on one aspect: in this way your home appears in different ads with different prices, methods and descriptions. Interested people are bewildered, they don't know who to trust and who to call.
Therefore it is advisable to deal only with exclusive assignments. For us, customer protection is more important than the property. This is why I ask you, why would you always want to be followed by the same doctor?
Shifting the focus from brick to people gives better results: never forget that homes have no value in themselves. Houses have value only if people attribute it to them.
For us at the center of the sale is the customer with his needs and expectations. Only then the house.

3. Access and promotion on the reference market
To sell a property it is not enough to put the "for sale" sign on the balcony or post an ad online. Without a network of safe and referenced contacts, you risk groping investing a lot of time on people who don't really care about your property. Also for this you need to contact professionals.
We use a database where all the detailed purchase requests are entered with needs, characteristics sought in the property and both qualitative and economic expectations. But above all we already have their contact details.
By entering your property in our management system, we immediately get an overview of potential customers interested in your property. Already at this stage you could close the deal.

If, on the other hand, you are looking for a house, we insert your request in the program and find all those that coincide with the characteristics you want.
Remember this too: the agencies have contacts with the largest portals, both Italian and non-Italian, that deal with real estate advertising. Your ad, therefore, will be sponsored in no time at all on the major websites in the sector. In addition, you also have the opportunity to create a professional photo shoot of the property to make the ad more captivating.
Alone it is impossible to have all this visibility, knowledge of channels and patience in following the announcements. Real Estate Agency equals "Faster and Better".

4. The selection of top customers
The sponsorship of your property on the market generates many phone calls and emails per day. Imagine if you were the one who had to answer all potential buyers, and had to accompany them to see the house. And if you are selling the property you live in, you must also think about the safety of your family: I think you don't want to let anyone in. The real estate agent filters the right ones and accompanies them to visit the property and does not let you participate in "hole in the water appointments". Answers all questions for you. He doesn't waste your time, because he knows that time is money.

5. The management of the contract
Last, but not least, is the management of the contract.
The documents must be drawn up in such a way that the two parties undertake respectively to sell and buy the property. Very often DIY leads to improperly drafted contracts.
Not to mention worse eventualities or nasty surprises; mortgages, pre-emptions, foreclosures or easements that you can find on the house after the signing of the deed.
Why risk getting bogged down in all of this?
The only way to experience the purchase or sale of a home without stress, fears and anxieties is to rely on those who have made selling a profession.

How to recognize a professional real estate agent

The main features to quickly recognize a good real estate agent:

1. Registration in the Roll - Rea
The true professional possesses all the requisites to practice and therefore is enrolled in the role of the chamber of commerce and is in possession of professional insurance.

2. Knowledge of the territory
The agent must have a perfect knowledge of the area in which he operates, of the market prices, of its trend, of the most requested areas and of the services they offer. How do you sell a thing if you don't know?

3. No to off-market estimates
Be careful, do not rely on those who support you and are always on your side. The professional real estate agent does not express personal judgments and speaks with reliable data, statistics and tries to create an "ethical" path with the client without overestimating the property just to take the sales assignment.

4. Qualified communication
The agency must be able to communicate both with a young and less young language, it must operate in step with the times by all means, even with social media. He does not wait for the client in the agency, but manages to reach the client thanks to marketing strategies.

5. Attend training courses
The good professional is updated, the laws change and the society changes, for this reason he must attend periodic training courses.

6. Known and esteemed
The professional real estate agent must be well regarded by the locals, must have references. Remember that you are entrusting the "keys" to your home and your life. You can also ask the provincial FIAIP (Italian Federation of Professional Real Estate Agents).

7. Investigate and ask you questions
Choose who is interested in your property and your needs. Those who give you answers alone will likely run into unexpected or unpleasant situations.

8. Documentation
The professional real estate agent asks you for all the necessary documentation concerning the property or in any case finds it. Be wary of those who have seen everything in 10 minutes and know everything about your home. Again, how do you sell a thing if you don't know?

9. It involves you
The agent creates a path, he is the one you meet several times before starting with the sale or for the proposal. It "prepares" and "upgrades" the property for sale, chooses marketing strategies with you and completes the documentation based on the characteristics of the property. Like people, each property is different and needs to be treated specifically.

10. Photo book
The real estate agent is not a photographer, although nowadays he must have the equipment and skills to optimize the spaces and characteristics of your property. Photos are essential for attracting potential buyers and are the house's calling card. The dress makes the monk. A person who takes pictures on a first date, perhaps with a mobile phone, to be published on websites, is certainly not a professional.

11. Be wary of anyone who doesn't ask you to sign anything
Choose who asks you for an assignment. Just think about permissions, privacy, agreements other than price. The sale of a property is made up of times, methods, needs. Be wary of those who don't ask you for a commitment because they probably won't do it either and they will waste your time.

12. Be wary of very low or very high commissions
Be careful of those who ask you for a very low or even zero fee. Those who work with little means will not be able to give you an optimal service. Would you work almost for free? Obviously, even those who ask for much more than the average are not necessarily synonymous with quality.

13. Company headquarters and organization
The true professional has a clearly visible office and invites you to his office for an interview to start a collaboration. It uses an internal company organization that makes every task effective and quick. Has the means and equipment to get the job done. He doesn't have to have a fancy car or a 50-inch screen, but he doesn't have to invite you over to his house to draft a foreplay.

14. Beautiful presence.
The real estate agent must not be a model, but must be neat, clean and good looking. He will have to do with different types of clients .. and it's okay that the suit doesn't make the monk, but what would you think of a Notary with a rapper hat and sweatshirt?
